A year ago but I’m having real trouble balancing I have in this property with my W-2 job. between my job which I do sometimes 40 hours or more and rehab the home sometimes after work I go straight to the house rehab the property or I do it on my day off or I do both the same week.

Is it reasonable or beneficial to do a 30 year as long as it produces CF?

My question is will I have troubles getting mortgages with a short history in a new job?

The best short position you can take against the dollar is to borrow money at a fixed interest rate, and use the money to buy income producing assets.

So don't waste a lot of time and effort on this avenue as it will probably produce zero revenue for you.

You don't have to worry about evicting military members as much (not always true b/c people are still people, but definitely less likely).Bad - If a base closes, and there is not enough employment beyond the base...your rental could be in real trouble. 

We will each produce an investment analysis worksheet for the selected house (we can decide on the format at the first meeting) and review the worksheets with the group at our monthly meeting.

I know several guys actively wholesaling in Michigan and I never heard of anyone getting in trouble but I guess it could eventually happen if you cross a line. 

@Nathan Weber yes there are some scammers on here, even a few podcast guests who later on ran into legal troubles/ were accused of being bigtime scammers (research Clayton Morris/Morris Invest, whose podcast episode was eventually removed, as well as Oceanpointe Investments).
