By leaving these areas saturated, any wood structure or metal framing is subject to deterioration, and, depending on your locale, will also attract wood destroying insects.IF your rental agreement addresses responsibility for the lawn care, AND, again, you have proof of the damage in the form of "move in condition" documents and photos, I would insist that be restored prior to them vacating.

Very basic 2 story 3 bedroom 1 bathroom units (2 mini houses on 1 parcel of land) so the main things to update were paint, counters to granite, made the cabinets look better with wood work and paint.

These houses will have 2 washers, 2 dryers, 2 fridges, plus entertainment like a streaming Blu Ray player, HDTV, kegorator, fire ring with fire wood outside, ping pong, darts, exercise equipment and free weights, etc.

Here's a checklist I would use for a Dayton duplex that's good for cashflow.Rental neighborhood, no warzones.Rent ready or closeNo upcoming large expenses (roof, windows, furnace, etc)Double pane windows (pref) or single pane with storms (acceptable)No wood siding.Tenants pay all utilitiesMonthly rent 800-900 for a two bedroom, 1000-1200 for a 3 bedroom.2% rule. $800 gross rent = 40K max priceReduce price by major expenses, and to correct items above.There's some variation depending on the submarket, but this list would get someone started right.
