I bought a 1 BR direct ocean front condo in a nice resort in Myrtle Beach last May, and I have been running into the same issue. 

You don't need a massive list.You just need maybe 5 to 7 solid players who are buying multiple properties.

Last resort, partner with a local wholesaler who is physically in the area and JV.

Another plus about these neighborhoods is that you are not competing against the players that have been there FOREVER and have the exclusive access to the best pipeline of leads from the streets.

Wholesaling seems to be the one thing in the world that everyone thinks they can do, but if I decided tomorrow I wanted to be a professional baksetball player, or pastry chef, or barber, it doesn't mean I can do it just because I saw a video that people can make money doing it. 

And I am not a big player like many on BP.

(Quite frankly I'm really pissed because I've looked for so long and now I've found a place, yet I'm up against this game-player.)

I'm not saying it's a good option, but may be a last resort when lack of credit history works against you.

You already have several big players in Fayetteville.
