I am a PM co owner and we take over once property furnished and ready to go. 

We’re not sure of this deal is going to be able to close without our seller as the official owner, but there seems to be no other option.

@Connor Kline, cash for keys is the most likely way to get them out, and even this may not be a realistic option without buying property first, since I am guessing the seller won't want you offering them buyouts before you are owner of property.  

At the end of the day, your biggest asset in getting into real estate is a stable W2 job.That being said, it probably isn't what you mean, but my first job out of college was for a retail real estate owner operator.  

Purchase price: $180,000 Cash invested: $44,250 I was able to purchase Units A and B from an owner who was getting out and moving away.

I went to all of the owners and was clear and honest with them about their current returns, expenses, ROI and potential future returns, every single one of them transitioned out of that investment class.

My plan is to request the "nota simple" for each of them to get the name of the owner(s).

Then Take down a wall that will open up to a bathroom on a studio the previous owner made,, and reconfigured that bathroom .
