5 - What impact will this plan have on you financially during the years you will be building your portfolio?

I'm most interested in the tax treatment though as  that would impact my returns greatly as an investor! 

Looking for insight on whether or not repiping our Chicago three flat from galvanized to copper (PEX isn’t allowed) will add any significant resale value.Repiping is on our less urgent list of necessary maintenance items - but it’s looking more and more like it’ll have to happen within the next five years, so we’re beginning to gather information on how new copper plumbing can impact resale value - if at all.Appreciate any input - thanks!

@David Kramer the problem that I see with waiting is that it could have a big impact on the quality of tenant that you get.

The difference can have a major impact on the amount of taxes that you are subject to pay.In real estate, you can either be an active investor or a passive investor.

I agree, a talented property manager will absolutely have a significant impact on your property’s profitability.You’re right, larger property managers use Yardi Voyager, OneSite, or MRI, and the cost is high if you don’t manage a large portfolio.

As you mentioned, more foreigners don't stay permanently but that's the game with short-term rentals anyway and that's what allows you to charge more.
