I would suggest looking for a turn key property for your first and get the property management side solid and then when you have some experience you can start looking for investors and commercial loans to take on properties which have a greater risk/reward.

Turns out that the tenant that go in on the 1st of the year is a major pain. we have numerous time have gotten into fights and it got to the point that i want her out. she signed a month-month lease and gave a deposit plus 1st months. we got a general room-mate agreement filled out and signed, other than that we have nothing else. any advice would be great!
