Cosmetics like carpets, paint may get through with a bank but anything major including foundation, roof wont qualify for a straight conventional from a bank.

Regardless of pointing I also need to paint.

Also they could use light updates- paint, flooring and maybe cabinets.

But tile, lights, flooring and paint all come from Home Depot.

In GR, landlords can get up to 14k worth of rehab costs covered for new windows, siding, painting, lead piping, etc.

This does not include the holes in the walls, scratches on paint, and carpet that is ruined.

Works well on a rehab or remodel when you have a contractor do most of the work but maybe you want to save a little by doing the painting and trim work or install fixtures yourself.
