Tolland is about 20 miles northeast of Hartford and situated in the right next to the city home of the great UCONN Huskies Men's & Women's team.My journey to becoming a real estate investor has been an interesting one & one that I believe will add some value to others here at Bigger Pockets. 

A major employer just finished a nine figure construction project about five miles away, a new Super Wal-Mart just went up about a mile away, and a Chevy dealer just built a new dealership in town. 

You can go with 9 but the average is really 8.5 and that is including the numbers for North, South, East, and West Huntsville.Madison AL is not included where their average is around 6-7.

I was just wondering what each of you consider local either in miles or time driving.  

The agent will probably really appreciate you getting him in on this deal and will go the extra mile for you when needed in the future.I will give you an example of something I am going through as an agent.

@Alex M.Once a month or so in Warren (about an hour south east of Cleveland, Kraftmaid sells a bunch of cabinets that were ordered and never picked up or mistakes.

Are we taxed somehow on the conversion of CC points converted to gift cards? What about the points that buy airline tickets? 

@Miles White  @Jeff Copeland  Is 100% right unless you can find reliable comps where this property ARV for 300,000 then your best bet is to advise seller to try the retail route and if you have a realtor you have a relationship with do the referral and negotiate a Bird Dogging fee.

Airy was Germantown at its southeast boarder and Cheltenham Ave. at the northeast boarder.
