Higher returns really do encompass more (often unstated) risk and I think one has to have a 'win some, lose some' mentality to survive with those deals.

What nags me is as soon as I update and rent those, I'll mentally be ready for more, but financially, I'll probably be forced to wait until summer of '16 to buy more. 

The seller is a nephew of the previous resident who had a stroke, which affected his mental faculties.

That stress would then consume my mind and would make me not be mentally present during a meeting or a sale, etc.

There are so many great blog posts on the site, but I often find myself losing track of an article that I was previously reading because there was a link to another interesting article or trying to make a mental not to read a specific blog, but losing track of it after a few clicks away.

Because of the "good" economy here and the do it yourself, hard work mentality, the locals and out of state buyers are driving the prices up to where there is little equity.

The only difference I see is that the mentality of the renter seems to be a little different.  

These are great books, more about the change of mentality than anything else.  

The last thing I'd do is put down an EMD to get something under contract before I visited a property that's so poorly managed (not to be overly judge mental) that there are no lease agreements.

I made a mental note to go get it but forgot to write it down.
