I think there are plenty of places to achieve that happy medium, especially if you are the sort of person who doesn't have to live in an ultra-hip part of the country for either professional or preferential reasons.30 was my "retirement" goal, but I've amended it to "as soon as practical" :) For me, that is $30k+ yearly "passive" cashflow, since I can personally live on that and remove the necessity for a conventional job.

I think we will split up responsibilities with initially me doing rent collection, book keeping and other "administrative" duties while he takes care of calls and maintenance etc and sure we will end up finding a happy medium as far as work load goes and this will let us learn together.

@Juan Vargas @Omar Khan I'm aware that the 203k is for residential which is why I said LIKE a 203k......it would be awesome if 1 day (hopefully soon) there was a loan for mid sized multiunit properties or perhaps an extension to the mixed use 203k (small residential and commercial combined)  where you could house hack and reap the benefits that come along with it.....in the mean time (I'm really hoping this pops up some day LOL) I'll check out the banks.......do either of your recommend any bank in particular that is medium size multi unit friendly?

The drums work well and do a lot of work quickly, but they are VERY easy to leave drum-width dips in the wood floor.
