My buyer's list has grown to 200+ buyers in my area.I know that I have missed out on deals due to me not having the correct buyer in mind when a deal came across my desk.Yes, I send out a mass email to my list, but I think it's better if I'm able to email specific buyers and also follow up with a phone call.I want to be able to input buyer information (area, price range, type of property, BR/BA, etc.) and when I get a deal I want to be able to put in the criteria of the property in order to filter the buyer list to narrow down to buyers that fit the criteria of the inputed property!

Your situation falls under the FHAA regulations.Second, I bet the family is getting their dog from "NEADS" in western Mass., which is a mostly reputable organization.Thirdly, whether or not you have to allow a service animal into your house depends on a few things.

Good point - commercial brokers tend to pocket their listings or handshake deals before they hit the market. a mass mailing, that looks personal to reach those brokers may help you.
