Good point , Iv called the first 20 real estate agency on google in my area and informed them what I'm looking for .

The primary one, I think, is that the simple fact that the agencies (Transunion, Equifax, etc) simply don't track you as a person unless you have a US S.I.N.

I look for areas that aren't pure mainstream (I can't even afford to invest where I live - the numbers don't work at current prices). 

Update the whole process...maintenance repairs, leases, get a LLC , get an umbrella insurance policy if you dont have one (and shop insurance, don't just use your grandpa's old buddy Dan's grandson who runs the farmers agency you have been using for 40 years...am I reading your mail a little?

A good friend of mine lived in the next block and worked at an advertising agency, and I lived 4 blocks south while in grad school in another part of town. 

(the one title agency I spoke with said they didn't know how you would seller finance a home you have seller financing on already, that would create 2 liens and no one would probably buy a home with it having that lien already.) 

I would call around to different agencies and find out who specializes in off market deals, and take them to lunch. 

I am closing on a property in a week and when my lender shared my credit report, one of the agency scores was down 30 from earlier in the summer.

@Bill Plymouth The best thing to do is to always contact a local insurance agency/brokerage and tell them you are considering purchasing this property at this price.

You can do as @Richard Sherman says and pass it on to a collections agency.
