Granted the terms I offer a lot of the time aren’t amazing (they have very low interest rates), but that’s the only way I can make deals work.

Just look for a shop that will teach you the basics of real estate contracts, offers, MLS navigation, and disclosures. 

2-4 units offer less vacancy and more cash flow (if done correctly) but you will have to deal with more tenants.

We had our attorney terminate the MTM, so she quickly offered via our attorney to pay the $130 she held back for cleaning, her MD copays & meds, also pay the rent overdue for that month.

everyone wants to look at 3 properties, make 1 offer and be done. 

However, I do have a steady income that allows me to save about $1.5k per month for investments.I'm torn because this property seems like a golden opportunity, especially considering it's the only offer in the area, and the potential profit looks promising.

My two question are:Have other agents had similar type offers on any listings? 

Could you offer them $20k?
