Have you ordered a payoff to see if 152K is truly what is owed including late fee's, interest, foreclosure fee's, etc?

I also have most questions they could ask as part of my online listing (application fees, pet fee, W/D hookups, etc.). 

I have learned a lot since then and from the experience without it costing me more than the inspector fee.

Couple of basic questions:Seems like the consensus is a 3% option fee to look "serious" to the seller. 

Imagine going to the celebration and buying a gift card for little fee fee only to see them come on hard times , fall behind In rent and you have to evict them for non payment .

I pass along the fee to the tenants in a rent increase.

., repairs/maintenance, management fees, and vacany %.  

When I called back with final negotiated numbers and had it under contract, they said my score came back 725 (middle of the 3 scores) and they now want to add $2000 in closing fees to get me at 5.75 OR they may be able to do the loan with 30% down but they would have to look into it.

I read some mixed reviews saying that they have hidden charges.

I found them both when doing google searches for multifamily.loan.Realatom.com seems like a startup right out the gate that wants users to pay a one time fee for people to get access to your loan requests.
