My experience with financing people new to construction is that they almost always have cost over runs, because (1) their projected costs are unrealistic (2) they don’t have the expertise or experience to consistently make the current decisions that stop higher costs from occurring (3) they don’t have the sources of lower costs than experienced volume buyers have and (4) their cost projections are based on costs 6 months before they start construction.
