As much as I love wood floors in bedrooms for allergies, carpet is cheaper, faster to install, and will dampen noise in second floor.

I look for two things from a wholesaler:1) Property address.2) How much I can buy it for.The rest is just noise.

I am an experienced observing investor watching others in the background and finally want to make some noise actually investing, to be full time in the next year to replace my income.

I also work from home and I'm concerned about potential distracting noise throughout the day.

Do I stay local and grind to 50 doors or do I set up my schedule to make the commute to and from my investing market possible. 

Like thousands of others the day to day grind of Corporate America is starting to wear on me. 

Because I have been studying my market, reading everything I can, and grinding for the past 8 months, and haven't done my first deal yet.

There is a descent size forest and another row of homes in between but you can still hear the noise. 

I just finished fixing up a single family (3 bed / 2 bath) in the East Hills neighborhood of Grand Rapids, MI.I've had many inquiries, and several prospective tenants look around and make positive noises, then it emerges that they're not looking to lease the place until 4-7 months from now.Obviously I've gotten wise to this, and now one of the first questions I ask is prospective move-in date, but is it typical for people - students in particular - to look for a place this far in advance?
