I'm curious as to other investors take on this short-term market pricing inefficiency, and how long they think it will last........or if it isn't actually an inefficiency, and bakes in the risk that the vacation rental market rates will drop significantly, or that the local government may outlaw STRs.

The new buyer will be also buying the current tenants & lease agreement that is set in place versus starting fresh, which can be looked at good/bad depending on who's considering buying & what they are willing to take on based off of their experience/skill.

especially investor dominated areas.. what happens is there are so many investors coming to market buying then rehabbing.. and so many tenants on Sec 8 which out there is only good for one year. the landlords compete for the section 8 voucher.. so the tenants live in one home.. and then go rent a new freshly rehabbed one..
