I've done extensive research and maybe others will chime in, but I have not come across a way to transfer title / loan without involving the bank (who may call due-on clause). 

(The place has been extensively used by tenants for last 10 yrs.

Some need work and extensive rehab but again it could provide a good ROI.

Almost like an extension of credit in which, as the borrower pays down the amount loaned to him/her, that amount paid becomes available for use again.
