Could the text msgs be used as evidence if we went to court?

Hello all,I've been told that HECM saver loans have been eliminated, but can't find any evidence of this anywhere.

Serious cockroach infestation, substantial tuckpointing needed, 2nd story porch that is starting to fall away from the house, bad windows, multi-tapped breakers with evidence of arcing, and the list went on.

Sure, this is  just my anecdotal evidence. 

You'll have to document the deferred maintenance and produce evidence of the extent and cost to repair the damage.I respectfully disagree with Anthony's statement.

it might if you have it in writing from the realtor that the this access was included in your parcel.. however the e and o insurance will just look at the plat map that you should have looked at.. and you being a realtor its probably pretty evident that this was not part of the parcel you bought.. 

That's evidence that they are not problematic or has not been problematic to the previous landlord, who tends to give a good recommendation just to get rid of them.The Statements also ensures that I wasn't set up by one of their friends "Pretending" to be their landlord.Of course a lot of Landlords don't go to my extreme, but this is NYC.

I strongly advise buyers not to consider such claims unless there is rock solid evidence to back it up.  

There's also evidence that we're no where near the top.

Ask them to provide a little evidence of what needs to be fixed (pictures) and go from there.
