What is everyone paying for your standard Low E window installed in the Raleigh Durham area?

Property details:1905 E Adams Ave, Orange, CA 92867Purchase price is $839,500 - Regular 20% down over 30 years 5% interestAVG closing cost $5,000ARV $839,500Repair cost 50,000 - Property looks in decent condition but i just wanted to factor in some repair cost plus Yard need TLC. 

Accounting, Risk Mitigation, Marketing, Advertising, Branding, Web Design... you get the picture.A lot of those things can be outsourced but you still need to know enough about them to make hiring and project management decisions.If you're entrepreneurial and a confident salesman (or quick study) then I'd say absolutely consider it.

He wouldn't respond to e-mails in a timely fashion and don't even THINK about asking about texting.I ended up talking to the seller directly, because he had some concerns in general about our deal (I had underwriting issues) and I had issues with questions/disclosures I was not getting back.

DO NOT put anything in writing about how you think he probably did have a deposit and got ripped off....... you will try and make it "right"...compensating for his loss etc....bad idea...No receipt or proof of a deposit= NO E DEPOSIT...... let him go after the previous landlord.....not your problem.Start the eviction......
