Indiana little bit of weather but really low tax's as well.. those pesky tax rates are something to really watch.Now for appreciation which I personally think is an important component to this whole strategy Certain areas of Texas will have a lot of draw on that card.. or MF were tax rates are already backed into the rates of returns.Just sayin.. 

The draw of the city seems to be over.Clean, SAFE & quiet, & we continue to get great long term tenants.

I plan on having a lawyer draw up the paperwork, but wanted to get some input on what to put in it.

The rental market is very strong here due to multiple military bases, the ports and other industries that draw folks in!

If the rents stay low, the lower rents will draw a more "Ruffian" type of tenant and will infill. 

Do I have a lawyer draw it up or do I draw up the promissory note between us two and then have the lawyer transfer the title?

On the tenant you want out, if your seller blaks on price reduction, how about a rent reserve and draws until the leave. 

I manage homes in the Florida Panhandle and my market is doing extremely well since reopening, but we are a predominantly drive to market with outdoor activities as the draw. 

Since this was my first deal I learned a lot about the closing process and setting up the draws with my contractor.
