21 YO, wanting to start investing in rental properties

Hi all, I’m getting out of the military in 3 years and I have a 750+ credit score. I want to start investing in single family rentals. I live in Savannah Ga and I’m close to a few large colleges. Me and my wife want to start investing in homes that need a little work and rent them. We want to buy our first home and fix it up and live in it for 2 years and we’ll it and keep our capital gains and buy 2 more, 1 to live in and 1 to rent and keep repeating that. Is that a good plan? What have some things you ha r don’t to get started investing?

@Austin Wise The househack with the VA loan is a fantastic strategy. I opted not to use my VA loan for my first property (and I should have). My second and third properties were purchased via turnkey in Milwaukee, Wisconsin and they have been good experiences.
