TIAI personally don't like the receipt scanning apps because I think they are overkill and they only account for half the record keeping you need to do.

It's just an estimate.For rentals, it depends on the type of rental.

And you are not using the correct terms which is understandable but makes it hard for us to respond.

For some investors, the trade-off is well worth it.

It's been a blast investing and scouting in that area.
