In those instances where I don't, I take 50 (or so) digital photos, print them out at Walmart (super cheap), and mail them to the tenant along with whatever deposit is left over.

Anyone have recommendations on digitizing a lease and being able to send it to a future tenant to sign?  

Andy this is what we enjoy on the west coast and were title plants are digital.. in many other states they still have to do searchs by hand. plus in closing attorney states these run like law offices they dont generally have any customer service department like we do or in my case builders service were for free they do all the plat work for me ( title co) etc etc

@Michael SimmondsI'm 'pro' Orlando for appreciation, we have been in double digits for over a decade and inventory levels are falling again (we are back down to less than 2 months).

Although still early it has been providing double digit returns on rental income alone; and they pay quarterly.

It is much easier to remember a 10 digit number with repeating digits than a website name.Websites are useful but get the domain and build it to when it is needed.

I'm sure there are many other solutions, but I use Adobe PDF Writer.Takes about 5 minutes to create an offer based on the P&S template, attach proof of funds, attach EM check (actually, just fill out the digital/scanned one), digitally sign it and fax/email it.
