As someone who owned class B rentals in 2012-2016 in slightly better markets like Birmingham, Atlanta, Indianapolis, I would say be careful of this as you will get shocked by difficult tenants.

Working for clients looking to buy in Manhattan Beach, it seems like buyers in both the areas are specific with their wants and with what they spend their money on because of the low turnover and inventory in both areas.

Not trying to be a downer, but I have 30-40 clients all wanting that, and I'm just one agent and have been down this road with so many investors.
