I have develop my own strategy locally :) for hyper active investment lolnothing wrong with Wisconsin , it is just has been a good run with mission accomplished

So, I decided to use the BRRRR strategy by finding amazing deals off-market by cold-calling.

What strategies do I use?

How does this work, and is there an advantage to this strategy for a buy and hold investor? 

I tell our customers all of the time, when you're steadily pursuing highly distressed leads with this criteria it's not a question of if, but how often you will contact the heir to a property who either didn't realized they owned, or they though the property had already been auctioned off by the bank or county.  

Even though the rate is good is the property right for your investment strategy and portfolio to move you closer to your goal?  

If you lack leads, then focusing on marketing strategies..cold calling, direct mail, or texting etc.

One of them seems to support what the neighbor is saying, the other seems to support that the neighbor is incorrect and does not own part of my driveway.Any thoughts on strategies to resolve this before I spend $1,000 on a survey?
