Due diligence for land use is not much different than due diligence for REI... you have to understand constraints, opportunities, and know who to talk to.I would consider myself (and many other architects) the right first step as to what your current/future options are.

This approximately gave us 250K to buy a passive purchase all cash and not have to worry about the interest payments, giving us the option of cash out refinancing or keeping our powder dry for other future acquisitions.I most interesting thing about this decision though is it has change the mindset of my previous investment strategy.

A HOA can be very risky so ask about them before you buy (from future neighbors) another one of thattype of unit and know their requirements or possible special assessments for capital expenditures and know if that property is close to making one.
