I don't have an apartment deal that I'm currently working on, so for this thread, I was using a real example that my team is working on here and now; which is a neighborhood of 51 townhouses we've picked up, and are operating them like an apartment complex, because that's what we do.We don't go around buying up single units, or scattered portfolios of SFH.

Its all about putting $'s together, you can find the deal, but if you cannot define creative means for financing, especially  as you expand your base in REI and get into more complex or larger deals, you can never have enough $.

It is not on a scale you would have with an apartment complex and trying to get it rented up and all cap ex addressed, but it can still exists on for sf rental..That is, you understand there will be more predictable income and expenses once you are a going concern ( your expected occupancy rate and associated monthly set asides for maintenance and repairs, and CAP EX) but you want to know about how much you may pay to "get the ball rolling".

I have a feeling - that in case of condominiums - some big liens are out of the picture.Like Sewer and Water.Question - am I right that in case of condos - the Certificate of Occupancy, Smoke & Fire Certs, Permits etc . - should be the Management's Responsibility, and not of the unit owner?
