The kitchen, bathroom & windows were updated back in 2007 when first purchased.Rented for $900I know this sounds simple but I looked up comps & similar style homes sold on average for $30k.

So things like a ramp or grab bars being added to bathrooms.

The house is finished except for the bathroom where we ran out of primer. 

My tenant who has been with us for six months and seem to have a "Problem a Month" now tells me that there is mold on her bathroom wall.

All it needs is a bathroom, kitchen cabinets, flooring & heck of a lot of drywall.

Uhhh @Sam Steadman you really want to share a kitchen and bathroom(s) with four college students for 12 months?

I got the estimate for karndean (vinyl flooring) for my dining/ living room along with kitchen, foyer and bathrooms.

My contractor threw on a new layer of paint throughout entire house, replaced carpet with hardwood laminate, restored the wood on the staircase, and refinished tub/vanity in bathroom, new blinds and fixtures.

It was one of the first rehabs I had someone else lead and I had to essentially re-plumb the entire bathroom and do some drywall repair for the unit downstairs that had some water damage so I'm almost another 13k into it (Ouch!)

To give some context, what I'm needing done is as follows: roof repair, 3-5 floor joists replaced or "sistered", surface mold remediation, 3 bathrooms remodeled, hardwoods sanded/buffed/finished, exterior and interior paint, drywall repair, granite countertops and new appliances in kitchen, new HVAC and ductwork, branches cut away from roof, gable vent repair, insulation.
