The numbers sure look attractive but I'm afraid of long term appreciation of something soooo old (I haven't see anything younger than 1950, with majority of homes under 50k there falling between 1900 and 1930).

Sounds like a property you may not want... but to answer your question, you can add collateral to the second to make it more attractive.
