I haven't used the BP file place before, but make sure it is state-specific if you find something there.Here, I grab a pre-printed NWMLS purchase and sale agreement online.

Mountains for skiing?

It's a ski town so we have great ski traffic all winter, and then in the summer its only 45 minutes away from Yosemite National Park, so we have super high summer occupancy here too.

Depending on the location, homes that are "Lake Front" (have direct access to the lake and sometimes an actual dock) do very well as being lake front is a premium amenity such as being Ocean front, Ocean View, or Ski-in Ski-out (mtn markets).

Most prospects jump right into scheduling an appointment and I have to take them down the path of a pre-screen.

There is a pre foreclosure that has had its auction date pushed back several times over the course of a year or so. 

There is plenty of potential to increase the occupancy both during peak season and also by remaining open the remainder of the year (currently it is only open Apr to Oct) and the property and it's online reputation are in pristine condition!
