So, i have hit the 1% figure when I converted a small 1 bedroom into a 2 bedroom (APT)  and when I bought a foreclosure and rehabbed it (SFH).

Changed the layout of the home from 4BD 1.5BA to 3BD 2BA to open the home up and give it a more roomy feeling with a master bedroom and bath.

You have to target 3 to 4 unit multifamilies with units that are large enough to accommodate a minimum of 2 bedrooms (3 bedrooms would be even better).

This is all based on lot size, soil type, perk rate, number of dwellings, number of bedrooms, lot loading calcs and boundary lines in relation to the drain field and tanks.

We downsized from 1700 sqft SFH, granite countertops, 2 car garage to a 950 sqft roach-infested 2 bedroom apartment.

It is a 5 bedroom 5 bath single family home that has been split into 3 units.

The unit will be about 1,300+/- square feet with 2 bedrooms and 2 full baths.

My plan as an investment is to rent one of the rooms out to a more permanent roommate and then try to Airbnb the second bedroom.
