My capital can't afford the astronomical "hot" areas of DC but I can afford the Anacostia area.

We used to live in Bel Air and loved the area, but my full-time job brought us closer to DC.  

I'm located in Fredericksburg, VA but plan on traveling and investing in all of Maryland, Virginia and DC.

It looks like housing prices are more favorable for investing in the outer areas like Winchester vs. parts of NOVA closer to Washington DC.

The latter may bring more profit (depending if you secure a good build price w/a quality builder), but you would need to secure your own financing.
