Listing Brokers - how do you get your listings?

Howdy,

I am getting my RE broker's license within 2 weeks and through my wholesaling have come across dozens of potential listings, many of which I sent to a few broker friends of mine.  

I wanted to ask what you all do to get your listings.  Anyone go after recent notice of trustee sales (I am in WA state, non-judicial foreclosure state)?  They, especially the non-owner occupied seem like ideal sellers, especially if there's a little equity in the property.  

thoughts?
