I really appreciate this info, I am familiar with the process but do you know how I can sell to those companies who buy the house?

We are hiring some contractors (roofing company, mason) that will cost more that $600 for repairs.

Any recommendations of a broker or company that will insure these properties? 

Watch out for fine print that requires an additional fee at closing - this is a huge red flag and how most flat fee companies make money.

The car company is going to repossess the car if payments are not made.  

I did a horrible job at vetting this tenant for my ADU, however, I have done nothing but right by this tenant and has numerously asked that she put her boyfriend on the lease to ensure he is covered for rental insurance to keep me safe.

Just not sure whether (and what if so) there are any impacts to the mortgage/insurance company I need to be aware of, etc....

The landlord has reduced liability by hiring the the property management company, who in turn, takes on the day-to-day functions of the landlord.
