I'm househacking my 4bd/3ba home in Henderson.

I plan to someday use my Primary job as leverage to work things out with investors while working my 9-5. 

Personally, I wouldn't spend money on an attorney because 1) I think the covenants/restrictions can sensibly be used against STRs and 2) because the HOA potentially has deep pockets if the officers decide to fight because they can pass the cost of the fight to the home owners.I would reach out to the officers to get their sentiments and to plead my case, and I would start building my case with the other homeowners.

Hello, My RE Partner and I have been running our STR in Kingston NY for just about 1 year now.

My biggest advice is to start investing where you have a good network of people you know like and trust...this especially holds true if you will be investing out of state.While it's not impossible to go straight to the commerical I personally found it easier to start in the residential world and then make my way over to commerical multi-family. 

And in my opinion, his book covers everything a newbie needs to understand: from asset selection, to evaluating sponsors, to capital structures.

My Mom's family grew up with two generations of the local family get togethers and knowing all the extended cousins, so did my wife's family.
