No bedrock, no cement, not even a stack of stones, nothing to keep those 4X4s from slipping in deeper and deeper, which is what they do with the weight of a kitchen and the help of a few million termites...and being the old deck/back patio...as in 1920 house.

We are VERY new to the real estate community and are looking to purchase a multiunit to buy and hold.... attempt a BRRR.... just nervous to dive into a purchase that wont yield as a profitable investment.

If you can't answer that, you need to dig in quite a bit deeper and learn more about rental properties so you don't get stuck with something that will never earn you a profit.

There are many variables to consider as you grow in understanding, but the 1% R/V ratio is your best quick-math way to see if a property is even worth looking deeper into.

I am not minimizing what is happening to them but looking at it from real estate,  the deeper scars will come if shootings and violence continue.  

I will be sure to keep that in mind when I decide to dive in.
