Of course you don't know what you don't know so all I can do for now is say kudos for attempting to dive into a deal so quickly but please, read the books (or listen via Audible) published by bigger pockets so you can very easily build a strong foundation that enables you to analyse deals properly and then come back and ask specific questions about the things the books don't demonstrate well enough for you.Also, whenever someone says something you don't know what means (CoCROI for example), try to Google the term and attempt to learn from the internet.

After discussing with a local CPA, it looks like I am getting overcomplicated in my attempt to be creative.For the sake of simplicity, and assuming the numbers work, it may make the most sense to just sell my primary residence and purchase this one with a 30-yr note and just take the capital gains hit on the sale of our house (we've been in it for less than 2 years).

I'm lending money from my SDIRA for someone to buy a Fannie Mae foreclosure property.I attempted to give them a screenshot of my SIDRA account with a letter stating that I am loaning the funds for the full purchase price.She was told that that was not good enough, they wanted proof of funds in her name.I'm not giving her the funds prior to closing, so we re-submitted the P&S with my SIDRA or assigns as the purchaser.Nope, they wont accept an "or assigns" contract.So we put me and her on the P&S and I plan on signing a quit claim at closing so she will be the only one purchasing the property.I'm curious how other investors normally handle this situation.
