You've been trolling life insurance on BP for many years and still come back with these same tired arguments.

Tired of fighting property tax with county every year. 

Scumbags find a strategy and try to fit deals into it, like a baby with a lego it tries and tries until they force it in or get tired of trying.Experts see a deal and its corresponding strategy. if you don't understand the analogy stay away from distressed properties. 

When I say I am tired of all the FLUFF, I was referring to many mentors, gurus, teachers, whatever you want to call them.

Roofs are a wear item and replacing the roof is considered regular maintenance (kind of like the brakes or tires on your car)  after 5 years some companies pay nothing and others start to pro-rate the value of the roof. 

The past two years, my wife and I have made a lot of traction,  but I’m tired.

Tire kickers and lookie-loos that never get in the game shouldn't be counted in my opinion. 

It's a smoking hot market with multiple offers- lots of cash flying around and commonly properties are purchased 10% - 20% above asking, as buyer get tired of making offers that are beat by other buyers.

Then they spend even more money, and eventually they go away because they either don't pay their attorney and he drops them, or they get tired of the time involved and the expense or because the attorney finally gets honest with them and says there isn't enough proof or they can't prove their damages or "this judge isn't going to buy your story and so on". 

Again, not predicting any major crash as at this point not sure anyone can, but I think we will start to see things level out.As a sidenote regarding pricing, i think we are seeing in notes what we are seeing in the auto industry - the auto industry had crazy pricing the past year and people are tired of it and now major company sales are down significantly.
