I'm starting to look into that area and from what I have seen you really have to put a lot of money in it to get a buyer and it varies widely from street to street.

Lots of times they are not widely advertised as land deals are a highly relationship driven market segment.

Seems like when you say Youngstown that it can cover a wide variety of surrounding communities as well. 

Account Closed  Your closing costs can vary widely depending not only on the property price, but the property taxes, the lender (origination costs, etc), the area, the title costs,  transfer taxes etc, and when the property closes.

My credit score is 730I have searched far and wide for local banks credit unions ( large and small ) to give me a stated income HELOC or Cash Out REFI with no luck.Is there any lenders on this site that may help me get this financing or are there any small local banks anywhere in Northern CA that can help a savy investor.
