Closing Costs on 55k Property

I've been researching this on BP. Looking at different threads and seeing the responses. I thought I'd gotten a good answer but then I started seeing mixed responses. So I wanted to ask for myself, what are the expected closing costs for the property price I listed above? 

I'm buying through a turn key provider so I asked them what's their average costs, expecting it not to be too pricey since it's only 55k. I was then told by them to expect about 5k. That seemed pretty high and saw a few posts on BP saying you should expect lower than 5k with a 50k property. Should I really be expecting 5k? I was thinking maybe 3k. But this is my first purchase so I'm not totally knowledgeable in this area. Thank you to anyone who helps out!
