Looking for a market to tackle at the moment, as California, Los Angeles to be exact, is a very competitive market. currently I have been looking into virtual wholesale out of state.. 

However, in historically zero appreciation markets (markets that historically appreciate slower than inflation such as much of the midwest), you suggestion would lead to virtually certain failure.You want the rents to be greater than the PITI and all other projected expenses otherwise there is negative cash flow. 

@Evan Polaski has good advice on investing as an active investor starting out with smaller multifamily properties.There are tons of good books, podcasts, and both virtual and in person (again) conferences to learn more, ask questions, and meet potential advisors, contractors and other team members. 

Network with people in your area of interest (can be virtual!)

We’ve been meeting virtually throughout the pandemic and just hit 5 years in existence.  

I attended my first REI virtually last week, a handful of information was shared.

You can absolutely do deals virtually even if you aren't able to there.

With that being said, I have been studying the market there and was going to start doing things virtually until I can relocate.
