You'll have to get a survey completed, figure out where your utilities are connected and if they are running under the "vacant lot" and more than likely have to relocate those to the remaining lot with the SFR on it.

I also explored the option of doing a ReFi on one of our VA Loans to a conventional loan so we can free up our VA loan to utilize it again for our follow on 4 plex however, the lender that I spoke to told me that we may run into issues doing that as well.

If I had enough notice, I would have even left utilities in my name for full term of lease like some leases require.

Utilities were included and also household supplies (paper products, laundry products, cleaning supplies).

Also don't build a huge list of buyers as most the time you will have repeat customers.
