@Cheree Harris I am a big advocate of landlord/owner safety and if you ever find yourself in an uncomfortable situation you should remove yourself immediately.

When we compare the quality of Rehab that this home had vs what midsouthhomebuyers routinely does, there really is no comparison.Because I still have properties being managed by the other companies, my preference is not to name them here.

I use the same metric when running my numbers just assuming that snow removal costs will be similar to the routine lawn mowing.

What on paper is an ok area, may scare you once you actually step foot there.I have been threatened to be shot in the north end of Hartford in the past (I was working on a window replacement project and trying to get measurements) and been in a few other uncomfortable situations in different areas.

Like anything else in my life, I always had to get really uncomfortable and challenge myself in order to grow.

Once I bought one that broke even and went with the equity building routine and most of mine actually beat that bench mark by a nice margin.Josh C. is right, fly over country has this around nearly every corner and that's one thing about why it's so wonderful living out here!!!

I have routinely seen "$1500 carpet allowance with acceptable offer," on listings.  

It would be nice to EVENTUALLY break free from the everyday routine of working for someone else.  

We change our own, but if you are uncomfortable doing that, hire handyman and watch him/her do the job.   

On one hand, sometimes in RE you have to roll the dice, but you do need to understand the risks and be comfortable with them, and it sounds like you are uncomfortable.
