My situation if I find a 70k ARV 3 bedroom in class "C" that I can get in for 45k total I 'd probably buy it.

Totally a judgment call on your part based on what you want to do with the property.

So, yes it's totally doable.

The value of the home now is about $155,000.My total payment is $930/month and it generates $1,050 income every month. 

Total operating income is $8,600 per month so even if I borrowed the full 900k it would still produce an outstanding cash flow (for the Maui market - which also has a huge added incentive of having a very high chance of appreciating).

I totally agree with you, that no matter how much we do things online these days, nothing can replace face to face meetings and other social activities.

Since this requires more money, I have about 10 people committed to put up 100k (1 mil total), to invest in 1 large or several small projects (goal is mostly to build a collection of rental properties).
