It might also still need rehab and the seller want's to see as-is and is willing to offer seller financing.Be careful, sometimes these deals can be very predatory.  

My brokerage is independant and locally owned, which I love, but also is large enough to offer great E&O insurance,  training,  compensation, etc.

I've self managed from the beginning because i always felt that "property managers" I spoke with were not capable/knowledgeable/willing enough to do what was necessary to manage what Baltimore city and its residents had to offer.

Do not cut any corners for you to approve for a property.Like I said before I am 59 years old with a bunch to offer you on construction and real estate from my background.
