That way you get some experience under your belt and then can slowly move up into bigger projects using your inheritance almost as a private lender that you pay back using the BRRRR strategy again then rinse and repeat.

While I say we’ve gotten lucky, hard work has played a role, while we have a friendly banker it took work to make him love us, and it took a few project done right to get on the radar for boomers to call us up to off load their properties.

The projections your bank will make and DCR they require, tends to push your loan amount down.

There is a guy on here who posted a very extensive thread about a SoCal development project, he might be a good contact for you.  

Avoid any overly optimistic projections of raising rents and occupancy in the near future.  

I attended Dave Lindahl's Multifamily seminar last week and while I refused to buy his system, it got the fires burning so I'm ready to get my own projects going!
