If you'd like to see what we used, msg me your email and I'll send it along.Some things to consider are not paying until moved out and all keys returned, stating that the property must not be damaged or otherwise change overall condition between signing and vacancy, property must be "broom clean", all possessions left behind are forfeit and will not be held, all tenants regardless of whether they are on the lease must vacate including pets and animals.

Once every 6 months unless there's a reason to do it more often like suspicion of a lease violation but I tell my tenants when they sign the lease that I do random inspections twice a year or so and its for their benefit so if there's maintenance I need to do, it gets done.

@Donna Ryngala Any attempt to circumvent owner occupancy agreements - which you will sign at closing - could set you up for a charge of mortgage fraud.I'm not the world's foremost expert on this, but I do believe that the new home must be your primary residence, including being your mailing address.Talk with your lender to be sure you understand the requirements.

My questions is for the next tenant I want to add some things to my lease.1) 2 month rent penalty if they break the lease2) When they sign the lease they pay me damage deposit and 1st month's rent which is non refundable if they break the lease.
