Many unlicensed brokers have no problem walking away and screwing the seller sad to say! 

The sad part about it, the Guru workshop was providing these lists within the package but I figured I can do the same myself without realizing I'm literally spending 7 hours just to get the same info. 

What's sad is that because they were my friends I would have settled for losing the commission to save the friendship, but they automatically assumed I would ask them to pay the whole fee.

Sadly, that won't happen (but I'll keep my libertarian-self hopeful!).

But I have found that there are sadly a seemingly endless supply of single seniors living on social security that can't afford much else.

I've bought a number of deals this way, and it's great, but also very sad, because I know there's someone on the other side who just got punched in the gut.
