Yes you understood right, I only got credit for the reminder of that month and not April. 

Kind of reminds me of my days running the Garmin 430  there were all sorts of functions that were not in the manual and were hidden with 2 or 3 pull downs kind of like the secret menu at In and Out burger .. :)

I would email and text them reminding about move out procedures and asking for their forwarding address for the deposit, etc.

However, if I start to get too distracted, my wife reminds me that SHE chose to take care of the household so that I can focus on real estate and she pushes me back into the office to make more phone calls. :-) My point...?

If I sense a seller is wanting to back out of a deal I remind them we have a legally binding agreement that has consequences if breached.
